Virtual staging has become much more mainstream over the past several years but COVID19 has really accelerated this part of the real estate industry for several reasons.
1.) Sellers were more hesitant about allowing an entire staging crew to enter their home, particularly at the height of the pandemic (if the law even allowed them to)
2.) Buyers weren’t actually visiting homes in person during the lockdown so the first (sometimes only) impression they had with the property was online
As a result of this, we wanted to ask the question:
Is virtual staging a better way to get your home sold in 2020?
Let's look at the pro's & cons.
Pro's
- It is much CHEAPER (roughly $30 per photo) vs. the thousands of dollars you would typically have to spend on physical staging
- It is much FASTER to get your property on the market as it doesn't require the coordination of a whole staging/moving team to get the home looking its best
- You have more DESIGN OPTIONS that isn't limited by physical items so you can get the furnishings you want that match the homes aesthetic
Con's
- No furniture for IN-PERSON SHOWINGS can have a negative impact on potential buyers who don't have the ability to envision the space with their own belongings (also lacks the "wow" factor of a beautifully staged home)
- Doesn't always LOOK REALISTIC due to improper placement of furniture or certain technical limitations
